Hugo a été attentif à mes besoins. Pour des petits événements de 30 personnes sa maison est parfaite. Nous avons décoré le jardin afin de profiter de l’air extérieur.

Welcome to a quiet area close to a park and forest.
Our house is spacious, comfortable and bright on 120 square sqm.
It overlooks a large garden of 400 m2 with terrace.
Kitchen lounge 35 sqm - 4 bedrooms in 10 beds (including three mattresses on the floor) - 2 bathrooms.
Close to Paris, the Stade de France and public transport (RER D Pierrefitte Stains, metro line 13 Saint Denis University - line H Epinay Villetaneuse) and 1/2 hour from Parc Asterix.
It's the perfect place to sit down with family or friends. It is a private house with a large terrace garden, there is all the equipment to accommodate up to 40 people during the day, see in the evening but no big parties until the end of the night.

Rules
Do not park in the new street but in the street next door.
Leaving with your glass bins
Festivities forbidden at night, music must be moderate for the well-being of the neighborhood.
The presence of a DJ is prohibited.
A cleaning package is mandatory, however we ask you to do the dishes, throw away your rubbish and store the spaces.
In the event of non-compliance with the internal regulations, the deposit will be withheld.
SONORE TOLEREE AMBIANCE: The tolerated soundscape is moderate indoors until midnight and beyond music is no longer allowed. In the garden, the sound atmosphere is light until 10pm and prohibited after 10pm in relation to the neighborhood.
VOISNAGE TROUBLE: Any nuisance considered to be neighbourhood disturbance or night-time disturbance may be reprimanded by the Law by a fine of 450 euros, at the expense of the Guest occupying the apartment as of the date of the events. The Host will have the option to charge this amount to the Guest or deduct it from the deposit if necessary.
CAUTION: A deposit of 300 euros is requested at the state of the premises of entry, the latter will be returned to you after your event is over:
- The deposit must be given by bank cheque on the day of the state of the premises of entry. Without a deposit, you will not be able to access the place and will not be reimbursed the amount of the rental.
- the deposit will be returned at the time of the release of the premises. If your event ends at night, the state of play will be carried out the next day.
IT WILL BE MADE A DEPOSIT ON YOUR DEPOSIT IN CASE:
- police intervention for disturbance.
- damage due to your carelessness or if the cleanliness of the place is deemed unacceptable,
- If the number of guests exceeds the expected number of 20%
- If departure times are not respected on the basis of the applied hourly rate plus 50% for each overtime. Attention any time started is due.

This is our main accommodation, we rent for parties but the house cannot turn into a nightclub due to respect for the neighborhood. We prefer events that end before 1am.
